Short-term rentals

Short-term rentals are more commonly known as AirBNBs. You purchase a property, furnish it and list it on sites such as AirBNB and VRBO. Clients can stay for as little as 1 day. Thus called short-term rentals.

long term rentals

A long-term rental is a property with a minimum of 30 day stay. This type of investment is more commonly known and attracts mainly locals. However, these can also be furnished and listed on the commonly known short-term rental sites with a requirement of staying 30 days.

Long term rentals aren't as regulated as short-term rentals but there are always rules to follow per city or HOA.

fix and flips

Fix and flips have been highly popularized by shows on HGTV such as Fixer Upper. Although it seems straight forward on the shows, it requires a lot of analysis prior to selecting and beginning on a property.

house hacking

This type of investment does not get the attention it deserves. This is a great option for single first time home buyers; especially right now. House hacking is when you purchase anything from a condo or single family home to a triplex+. You then live in one space (bedroom, upstairs, downstairs, or your own unit) and rent out the other space(s). Therefore supplementing your mortgage payment and building equity.
